STAGING

If you are getting ready to move and are not sure if

offers staging services to help ease those concerns.

Staging your home might mean tweaking a few areas

with de-cluttering, re-positioning some furniture and

accessories or changing carpet and fixtures.  The goal is to make your home appealing

to the largest number of buyers for the least amount of inconvenience and cost to you,

ultimately selling your home in the least amount of time for the maximum selling price.

Many people wonder if decorating is necessary to make a “house a home”......the simple answer is YES....... however, not all homeowners need a Professional

Decorator to accomplish this.  MODECOR wants to help the homeowner who lacks the confidence, the skills or the time to tackle their decorating dilemma, whether it be large or small. MODECOR uses the foundations of  great design and decor including shape and size, texture, colour, scale and proportion, rhythm and harmony to offer a one time consultation or full service for your decor needs.

COLOUR CONSULTATION

Painting and adding colour is one of the least expensive, but highest impact tools used in decorating. The ambiance and function of a room can be immediately felt by the colour(s) chosen.

FURNITURE

The furniture, including case pieces, upholstered items, lamps and mirrors should reflect your personality and should be first about function then form. Depending  on your needs, these items can be found locally or sourced elsewhere.

FLOOR PLANS

If you are having a problem visualizing the placement of furniture, kitchen cabinetry or simply desire a more comprehensive package, MODECOR can provide a floor plan and /or perspective drawings, in black and white or colour.

FLOORING AND FINISHES

There is a large range of choices in flooring and finishes to suit every style and price range. These are the elements of decor that are meant to be permanent so choosing wisely is paramount. The photo on the left is eco friendly cork flooring with radiant heating. The photo on the right illustrates a natural shadow stone as a unique backsplash with a coordinating quartz countertop.  All three choices added durability, functionality and stayed within this client’s budget.

LIGHTING

Lighting is one of the most overlooked elements when planning a space but is also one of the most important. MODECOR can help you consider the purpose of your space and the  kind of lighting that is required..... general, task, or ambient. This photo shows the use of the three kinds of lighting chosen for this kitchen. Some of the lighting was put on dimmers to further enhance the requirements and the space.

WINDOW TREATMENTS

Window treatments can be much more than a decorative element. They can provide some or all of UV protection, room darkening or black out and privacy.  Once MODECOR and you have determined the direction of your windows, and your needs, the correct window treatment can be chosen to enhance and complete the look of your room.
